The Larson’s were quickly running out of room with 2 children and one on the way. They wanted to add 2 bedrooms and a master suite to there home. The current home had one bedroom on the first floor and a master suite in the half story space on the second floor. To accomplish this we needed to add a full second floor addition which would add 2 bedrooms, bath, laundry room and a master suite. The project started on December 9th and was finished on March 14th except for the exterior painting.
We are currently under construction of a second addition adding an additional 1800 square feet to the home for their additional 2 children and exchange student. The Larson’s goal was to add an additional 3 bedrooms connected to the existing second floor, mud room off the garage, pantry and porch behind the garage. Thy also wanted to add a front porch to help with the proportions of the home. The project involved removing the existing garage and replacing it with a lager garage, an addition to accommodate the bedrooms and added space behind the garage. This presented several city zoning issues and some design complications to avoid having to go for more then one variance. I suggested stepping back the second floor to meet the height side yard setback ordinance and going for the side yard variance for the two stall garage verses the single stall garage variance.
